A calm, feasibility-first process with one point of contact, clear deliverables at every stage and no surprises at City Hall.

What you do
Provide property details and any surveys or documents you have.
Typical duration
1–2 weeks
Deliverables
Feasibility read & preliminary options
3

What you do
Approve milestone selections; enjoy the updates.
Typical duration
8–24 weeks (by type)

A built, code-compliant suite

Inspections & occupancy

We coordinate municipal inspections through to final occupancy, ensuring the suite is legal and ready to live in or rent.

Occupancy & deficiency sign-off
8

Handover, warranty & tenant-ready package

Your builder hands over keys and warranty documents (Tarion new-home warranty on detached suites, the contractor's written workmanship warranty on renovations), and we check the package is complete. Optionally, we prepare the suite to be listing-quality and rent-ready.

What you do
Receive keys, documents and warranty.
Typical duration
1 week
Deliverables
Keys, warranty & optional tenant-ready package

Total typical timeline: 6–14 months end-to-end.

Basement conversions are fastest; detached garden and laneway suites take longest. Municipal approval timelines vary by city and are the main variable.

Timelines are estimates. Actual duration depends on design complexity, municipal review and site conditions.
