About DivineADU

We plan, permit and manage. Licensed builders build.

DivineADU is an Ontario project-management service for Additional Dwelling Units. We take a homeowner from the first feasibility question to occupancy, and coordinate the independent licensed builder who contracts with you directly.

Who we are

One accountable point of contact for your suite.

DivineADU is operated by Blak Business Corp., a federal Canadian corporation. Rajan Singh is the project lead: the person who reviews your property details, manages the permit path and keeps the designer, City Hall and your builder moving together.

We work on the five common ADU configurations in Ontario: basement, attached, above-garage, garden and laneway suites. Every project starts with a property-specific feasibility review, because zoning, servicing and lot conditions decide what is buildable, not the suite type alone.

Roles

Who does what on a DivineADU project

What DivineADU does

  • Reviews zoning, lot dimensions, servicing, setbacks and conservation-authority jurisdiction for your address.
  • Coordinates permit drawings by a BCIN-qualified designer or architect, with engineers where the project needs them.
  • Prepares and manages the building permit application and responds to municipal comments.
  • Helps you compare and select an independent licensed builder, then coordinates schedule, inspections and handover.

What DivineADU does not do

  • DivineADU is not a builder and does not perform construction. The builder signs its own contract with you.
  • New detached garden and laneway suites are built by an HCRA-licensed builder; basement and attached suites are renovations carried out by an independent contractor.
  • Drawings come from qualified design professionals retained for your project, not an in-house design team.
  • We do not guarantee municipal approval, rent or resale value. Each depends on your property and the market.

Contracts

How the agreements fit together

Keeping management and construction separate means the builder’s licence, contract and warranty obligations run directly to you.

1

You and DivineADU

Planning, permit management and builder coordination are agreed with DivineADU, separately from construction.

2

You and your builder

The independent licensed builder contracts with you to build the suite and provides the warranty: Tarion new-home warranty on new detached suites, the contractor’s written workmanship warranty on renovations.

3

Your municipality

The municipality reviews the permit and inspects the work. Local rules differ, so we start from the official municipal source for your address.

Unit limits, setbacks and incentives are set municipality by municipality. Our city guides summarise each one and link the official municipal page.

Clear about what is shown

  • Photos on this site are illustrations, not completed DivineADU projects.
  • Cost, rent and cashflow figures are planning estimates. A property-specific scope and independent builder quotes replace them.
  • We publish project examples and client feedback only when they are real and authorised.
